Aura Boca

Aura Boca is a new construction 322-unit, 8-story mid rise luxury apartment building with an attached 7-story parking garage located in Boca Raton, Florida at W. Yamato Road.  

Restocon was called in to help the developer design and perform repairs for issues related to the concrete parking structure. At the time the structure had seen significant cracking in the slabs and ceilings, along with improper detailing of the 8th floor trench drains, failed expansion joints, failed sealants, ponding water and scaling of previous concrete overlays in locations. 

A third party engineer was hired and  decided that the cracking was not structurally related and was caused by placing and finishing. It was Restocon and the owner’s goal at that point to ensure that these items be repaired properly, with attention to detail and appearance due to the end user of the structure, as to prevent water from intruding into the structure and causing premature degradation of the parking garage.

After a site visit and thorough investigation, along with the owner representative, it was concluded that Restocon would install a Sika 720/745 traffic coating system and new sealants on the entire 8th floor and at the 20’ perimeter and center parking stalls of floors 2-7. The trench drains would be properly detailed and a waterpoofing system would be installed around and down into the drains. Expansion joints would be installed and/or replaced, and all cracking in the ceilings would be epoxy injected and coated with a Sherwin Williams ceiling paint. All locations where ponding water - or where the original contractor had installed overlays - would be fixed using Sika Lo-Mod 22 and a dried sand mixture to allow for a stable substrate and proper drainage prior to the waterproof membrane install.

The entire project, even though it was a compressed schedule and heavy coordination with trades trying to finish the build, was completed in time for the original grand opening of the luxury apartments!
