12 North Apartments Garage Renovation
PARKING DECK AT AN APARTMENT COMPLEX IN COLLEGE STATION, TX
Restocon was called in to perform structural repairs to the parking structure attached to the 12 North Apartments complex. 12 North Apartments is comprised of student housing for the nearby Texas A&M University. This required the entire scope of work to be completed during a short window when the complex was at its lowest capacity during the summer months. The parking structure is built with a precast double tee system and has 5 elevated levels for student parking.
A structural engineering firm specializing in parking structures was hired to assess the existing conditions and to design a repair solution to the failing double tee flange connectors. The methodology chosen to repair these was to install a pre-fabricated Carbon Fiber Biscuits at the joints between the double tees. These “Tee Biscuits” are designed and manufactured by V2 Composites and are much faster to install than previous methods while maintaining a minimal impact to the cosmetics of the structure. Restocon was able to install 179 of these biscuits and perform all the incidental repairs associated within the owner’s requested timeframe. Other repairs were performed to the structure during the installation of the CFRP Tee Biscuits. These tasks included: Tee-to-Tee joint sealant replacement, horizontal, vertical, and overhead concrete repairs to tee flanges and topping slabs, structural crack repair via epoxy injection, cleaning and coating of corroded steel elements, barrier cable system repairs and replacement, and installation of a high-performance concrete system coating.
